The person you chose as your Realtor is very important on so many levels.
First you want knowledge mixed with wisdom so they can help you through each step of the process. You need to have confidence that your Realtor has your interests 1st and foremost above all.
A good Realtor needs to be excellent at negotiating not only the best price but also any other concessions that you may need. This is best accomplished when they have an established repoire with other agents, lenders, and people in general. It is good to enlist the help of an agent who is level headed, thoughtful and will express your wishes in such a way as to not offend the other agent and the seller or buyer.
Available! Your agent should try to be available to answer questions and problem solve within a couple of hours of your contacting them, there is no such thing as a stupid question and you should always feel comfortable to ask, no matter what.
Buying is a 4 step process:
1) engage in a dialog about your needs
2) determine your financial situation with a lender
3)look at several homes with your Realtor
4) negotiate, inspect and finally close
